As the final quarter of 2019 comes to an end, an analysis of the current housing market in Clarkson reveals the changes that have taken place since this period in the previous year. Perhaps the most important trend is a change in the number of sales as well as average home prices. In 2019, the number of house sales was 86 with an average price of $839,539. In 2018, these represented 58 and $702,953. This therefore represents a 48.3% increase in house sales and a 19% increase in house prices between 2019 and 2018. This trend is indicative of lower demand, and it is for this reason why these values are decreased.
An analysis of the new and active listings between 2019 and 2018 can be used further demonstrate the balanced demand for housing with respect to the number of available homes on the market. More specifically, in 2019 the fourth quarter yielded 119 new listings, which was a 23% increase from the 97 listings in 2018. There were also 28 active listings, corresponding to a 17.86% decrease from the 33 listings in 2018.
It is also important to note the changes in the percent increases in sales price to listing price, which showed a 2% difference from 97% in 2018 to 99% in 2019. Finally, this all served to affect to increase the amount of days a house spent available on the market from 21 days in 2018 to 24 days in 2019.
