As the final quarter of 2019 comes to an end, an analysis of the current housing market in Applewood reveals the changes that have taken place since this period in the previous year. Perhaps the most important trend is an increasing number of sales with increased average home prices. In 2018, the number of house sales was 65 with an average price of $611,116. In 2019 number of sold houses increased to 94 and price increased to $759,149. This therefore represents a 44.6% increase in house sales and a 24% increase in house prices between 2018 and 2019. This trend is indicative of high demand, and it is for this reason why continued increases in these values are expected.

An analysis of the new and active listings between 2019 and 2018 can be used further demonstrate the high demand for housing with respect to the number of available homes on the market. More specifically, in 2019 the fourth quarter yielded 73 new listings, which was a 20% decrease from the 91 listings in 2018. There were also 9 active listings, corresponding to a 60.87% decrease from the 23 listings in 2018.

The final selling price of a home and the number of days a house spends on the market are then affected by these values. In the fourth quarter of 2019, the percent increase of sales price to listing price was 1.01%, which increased from 98% in 2018 to 99% in 2019.  The average number of days that a house spent on the market demonstrated a difference of 18.18%, given the 22 days spent on the market in 2018 in comparison to the 18 days in 2019.
